Seven roles. One team.

Seven people. Seven jobs. One team.

A board isn't seven votes — it's seven jobs: finance, legal, operations, rules, beautification, modernization, service. You vote for the people. Here is what each one owns, and what they've delivered.

The plan for 2027

Finish the job.

Ten priorities. Each one specific, each one measurable, each one already under way or ready to start the day the votes are counted.

01
Priority one · Recertification

Break ground on every recertification project.

Deck, garage and façade move from approvals to construction — and the porte-cochère gets fixed.

02
Rules

Rewrite the rules and regulations.

One clear, current rulebook, applied the same way to everyone.

03
Money

Keep tightening expenses.

Run $200K ahead of budget in 2027, and cut maintenance another 3% for 2028.

04
Service

Separate security from the front desk.

Security watches the building; the front desk serves residents — and resident service gets better for it.

05
Elevators

Fix the elevators, all of them.

Overhaul every cab and prove it with independent inspections, so they run safely and reliably.

06
Plumbing

Finish the plumbing overhaul.

Replace the remaining PRVs and the aging drain lines before they fail, not after.

07
Beautification

Bid the lobby and hallways.

Take the design to bid, put the material alteration to an owners' vote, and pass the assessment that builds it.

08
Community

Strengthen how the building presents itself.

Uniforms in every department, a sharper online presence, and more of the social calendar — bagels and breakfasts included.

09
Life safety

Install the new fire panel.

Nothing matters more than life safety. The new system protects every floor, every unit and every resident — and retires the aging panel for good.

10
Governance

Modernize the condo documents.

Ours are decades old and contradict today's Florida Statutes — bring them into line.

What's at stake

Change for its own sake has a price.

This building has already paid for the learning curve once. A new board doesn't inherit momentum — it inherits a reading list, and the first six months go to catching up on what the last board already knew. Three things only continuity protects:

01

The pool deck

Three years of engineering, design and an owners' vote. A new board re-reads every report before it can sign a contract. Construction prices don't wait for it.

02

The recertification

The milestone deadline is set by law, not by us. Experienced hands keep it on schedule. New hands learn on the clock — your clock.

03

Your maintenance fee

Reserves reached $12.5M by budgeting tight, bidding everything and banking the surplus. Keep the method and you keep the number. Change the people, and you're betting the method survives.

Fresh faces sound good. Finished projects feel better.

Frequently asked

Frequently asked questions

Straight answers to what owners ask us most. Didn't find yours? Leave it below.

We are. One new director joins the slate. The other six keep the deck, the recertification and the budget on schedule.

Because the projects are one plan. The deck, the recertification and the reserves that pay for them were designed to fit together — by this team.

Down 4% for 2026, with a further 5–6% cut projected for 2027 — while reserves kept growing. That is the pattern we're asking you to keep.

Engineers are engaged — LGC as owner's representative, Falcon as structural engineer, Restore as general contractor — and inspections have been under way since 2023. The pool deck owners approved on October 22 (77 to 67) is part of that structural scope, which is why the two are one project with one schedule.

By making the market compete for this building: broker of record changed, every renewal bid, and coverage matched to what the Association actually needs.
